Types of extension & conversion

The most common type. Adds kitchen, dining or living space. Often permitted development — no planning required.

Double-Storey Extension

Extends both floors for maximum space gain. Usually requires planning permission but excellent value per sq ft.

Loft Conversion

Converts unused roof space into a bedroom, office or bathroom. Dormer, hip-to-gable and Velux types available.

Garage Conversion

Transforms an integral or attached garage into habitable space. Cost-effective and usually permitted development.

Basement & Cellar Conversion

Brings below-ground space into use. Requires waterproofing, structural work and drainage — we handle all of it.

Side-Return Extension

Fills the narrow side passage typical of Victorian and Edwardian terraces. Popular around Leamington Spa.

Do I need planning permission for an extension in Warwick?

Many single-storey rear extensions fall under permitted development and don’t need a full planning application, but this depends on the size, position and whether your property is in a conservation area or is listed. We’ll advise you based on your specific project and can point you towards Warwick District Council’s planning portal.

How long does an extension take?

A typical single-storey rear extension takes between eight and fourteen weeks from groundworks to practical completion, depending on size and specification. We’ll give you a realistic programme at the quote stage — and we stick to it.

Do you manage the other trades — electrician, plumber etc?

Yes. We co-ordinate all associated trades — plumbers, electricians, plasterers and decorators — through our trusted network. You deal with one point of contact throughout.

Will I need building regulations approval?

In most cases, yes. Building regulations approval is separate from planning permission and covers structural integrity, insulation, drainage and fire safety. We submit the necessary notices and work with the building control officer throughout.
